NO PARKING schedule for 12/11 – 12/12

Speed Hump paving:

Ericsson Rd. east

Ericsson Rd. west

#8 - #10 Webb Rd.

#11 - #16 McKay Circle


Ruston will be on-site Thursday and Friday this week (12/11-12/12) to install speed humps. Parking restrictions are in effect from 7am-5pm, for both sides of Ericsson Rd.Webb Rd. in front of the Community House, and between #11 - #16 McKay Circle.

Speed humps span the entire width of the street (except for the concrete gutter). Consequently, in addition to not having vehicles parked in these areas, these roads will be closed to all traffic for short periods of time. Since Ericsson Rd. has speed humps at both entrances to the community (east and west, before the first intersection), there may be brief periods during the day when one side or the other of CJG is inaccessible to all traffic.

New Parking Restrictions for Tuesday Nov. 25

No Parking from 6am-5pm on:

Ericsson Road (east) 

Webb Road

Webb cars must be moved by 8:30 a.m.

Russell Road

Russell cars must be moved by 10:00 a.m.

Violators will be towed

Community House lot will be inaccessible during Webb paving

Paving work on Froude, Webb, and Ericsson (east)

The drawing below shows the no parking area for 11/24 – 11/25 (Monday and Tuesday) this week.  The road closure is in effect from 6am-5pm.   Ruston will be rolling out the top layer of asphalt paving on all of the east side of CJG as well as Webb Road.  The no-parking area for Monday is shown in red and includes all of Froude Circle. The no-parking area for Tuesday is shown in green and includes the eastern half of Ericsson Road and all of Webb Road

Sunday Night / Monday: Residents of Froude Circle should park on Ericsson Road Sunday night, or leave your vehicle parked on the western part of Ericsson Road. In addition, please move all vehicles off of the eastern part of Ericsson Roadby 10am on Monday, so that the road can be swept to prepare it for paving. Cars parked on Ericsson Road (east), which will be leaving for the day Monday, may remain there until Monday morning. Please move all vehicles off of Webb Road by noon Monday.

Monday Night / Tuesday: Residents of the eastern part of Ericsson Road should park on Froude Circle Monday night, or leave  your vehicle parked on the western part of Ericsson Road. Please move all vehicles off of Webb Road by 10am Tuesday. 

Trash and recycling will likely NOT be collected on the eastern half of Ericsson Road Tuesday, so please do not put the bins out. 

There are no parking restrictions after 5pm Tuesday. The remainder of the west side will paved at a later date. Please direct any paving related questions you have to paving@cjgardens.org

Major Schedule Change -- No Parking instructions for 9/29 - 9/30

All remaining roads in CJG, including the East Side, will get the first layer of asphalt paving this Monday and Tuesday. This is a change from the notice that was sent out Thursday night. 
No Parking or Driving 7 a.m. – 5 p.m.
Please avoid scheduling deliveries Monday and Tuesday if at all possible. 
Ericsson Road might be closed completely for short periods of time on Tuesday. 
If your car is parked in the Community House lot, you may leave it there only if you are sure you will not need to get it out between 7 and 5. If you think you may need to get your car out of CJG at some particular time between 7 and 5, you should park it across MacArthur Blvd. (or on Ericsson, McKay, Russell, or Thorne – Monday only) before 7am.

Please see attached map of no-parking areas for this week.

Monday, Sept 29 – (red section)
  • All of Froude Circle, including cul-de-sacs
  • Webb Rd 
Parking available on Ericsson East and West, McKay, Russell, Thorne; limited access to Community House lot

Tuesday, Sept 30 – (green section)

Paving status update for Friday, September 26

CJG East Side:

As planned, soil stabilization was completed on the East side of Ericsson Road today. Today was especially challenging due to the heavier than expected rainfall last night. The Ruston soil stabilization crew was pushed to their limits to get the muck under control. A number of east-side members had a major challenge getting their cars out this morning and up the hill through the deep muck. The extra challenge led to the Ruston crew having to work into the night finishing up the top section of Ericsson, but there was never really a viable option of leaving it until tomorrow. Some members had to find other parking when they returned home and found the top section of Ericsson still torn up. Thankfully, it has all now been completed and Ericsson is as solid (if not more so) as all the rest of the streets, with the possible exception of one or two pockets that still need to be solidified. For Friday, September 26, as well as the first part of next week, there will be no more closings on the East side.

CJG West Side:

Due to the inclement weather, the planned asphalt paving of the three western roads was put off until tomorrow. Instead, today, on the west side, they were just beginning the process of backfilling behind the curbs properly. The work that had been planned for today will be performed tomorrow:

Friday, September 26, all of Russell Rd., Thorne Rd., and McKay Circle will be closed for the first layer of asphalt paving. There will be no parking from 7am - 5pm on Russell, Thorne, and McKay. Parking will be available on Ericsson, Webb, Froude, and the Community House.

Next Week:

Monday, September 29, all of Webb Rd. and the West side of Ericsson Rd. will be closed for the first layer of asphalt paving. There will be no parking from 7am - 5pm on Webb and Ericsson West. Parking will be available on Ericsson East, Froude, Russell, Thorne, and McKay. The Community House lot will be inaccessible on Monday, due to the closure of Webb Rd. If your car is already parked in the Community House lot, you may leave it there on Monday only if you are sure you will not need to get it out during the day. If you anticipate needing to get your car out, from the West side, during the day on Monday, you should re-park it over on the East side or across MacArthur Blvd. before 7am.

Weather permitting, Ruston plans to complete the first layer of asphalt paving next week. The East side will probably be paved on Wednesday and Thursday. Keep in mind that this first layer is not the full 3" of additional pavement that the contract calls for. Consequently, you will still see areas where the pavement height does not quite reach the lip of the concrete gutter or many of the storm drain inlets, causing storm water to pool in the street next to the gutter or drain. This is not a problem! Rest assured that the grade has been carefully planned and it will be brought up to conform to the plan by the time they are finished. That will be one of the last, if not the very last, steps of the project, still several weeks away. In that final layer of asphalt paving, the height of the blacktop will be at or slightly above the concrete gutters and drain inlets, there will be a noticeable "crown", or raised arc, across the middle of the road, to aid in storm water sheeting away from the middle and toward the gutter, and the speed humps will be added in. In the mean time, there is still a lot of work to be completed outside the curbs: backfill and topsoil grading of yards or gravel parking pads, completion of several walkways and driveways, etc. The first layer of asphalt, which is being applied now, should provide relief from the vast majority of the dust and mud problems we have been living with the past few weeks.

As of today, the most difficult and highest impact aspects of the paving project have been completed. The Board of Directors appreciates the patience and understanding that the members have shown over these past few, very challenging weeks.

NO PARKING schedule for week of 9/22 – 9/26

Road Closings are from 7 a.m. to 5:00 p.m. every day, Monday - Friday

Both sides of CJG will experience road closings next week. The drawing below shows the no parking areas for the dates of 9/22 – 9/26 (Monday – Friday) next week -- East Side: Monday – Thursday; West Side: Thursday – Friday.  The road closures are in effect from 7am-5pm.

Monday and Tuesday (red section): all of Froude Circle except the 2 cul-de-sacs will be closed for soil stabilization. No driving or parking onFroude Circle either day. You may leave a car parked in the cul-de-sac, provided it is well clear of the main road, but your car may be trapped there until the end of the day. Cars may also be parked on Ericsson. Froude Circle residents should not put trash or recycling out for collection next week.

Wednesday and Thursday (blue section): the East side of Ericsson Rd. up to the Parkway will be closed for soil stabilization. No driving or parking on Ericsson East either day. You may leave cars parked on Froude Circle. During the day, traffic may pass on one side or the other of the top section of Ericsson while work is underway, but vehicles may not stop or park there. Work on this section of Ericsson may continue into Friday. Froude Circle will carry both directions of traffic during the day; please drive slowly! 

Also on Thursday (brown section): all of Russell, Thorne, and McKay will be closed for the first layer of asphalt paving. No driving or parking onRussell, Thorne, or McKay on Thursday. You may leave a car parked on Ericsson West or on Webb. Webb will have two-way traffic during the day.

Friday (green section): all of Webb Rd. and the West side of Ericsson Rd. up to the Parkway will be closed for the first layer of asphalt paving. No parking on Webb or Ericsson West on Friday. Driving on Webb will not be possible and driving on Ericsson will be restricted to one lane at a time.  You may leave a car parked on Russell, Thorne, or McKay. During the day, traffic may pass on one side or the other of the top section of Ericsson while work is underway, but vehicles may not stop or park there. If your car is parked in the Community House parking lot on Friday, it may be trapped there until the end of the day.

Please do not schedule deliveries for days when your section is closed.


REMINDER! NO PARKING OR DRIVING ON BOTH FROUDE CUL-DE-SACS, 9/18 – 9/19

The drawing below shows the no parking area for tomorrow (Thursday 9/18) and Friday (9/19) this week.  The road closure is in effect from 7am-5pm.   Ruston will be performing soil stabilization on both of the cul-de-sacs on Froude Circle. These sections of Froude Circle will be closed, and work cannot proceed until all vehicles are removed, so any remaining vehicles may be towed at the owner’s expense.




Ruston plans to continue with soil stabilization on the rest of Froude Circle and the east side of Ericsson Rd. next week.  With luck, this will complete the soil stabilization phase of the project.

ERICSSON WEST RESTRICTIONS AFFECT ALL MEMBERS
PLEASE READ CAREFULLY

Monday 9/15 from 7 a.m – 5 p.m.     
Ericsson Road West – CLOSED again from Webb to Russell –                
During this time:
  • No parking or driving on this part of Ericsson (green highlight on drawing).
  • Only way in and out of West side of CJG is Webb Road (drive slowly!)
  • Please avoid parking on Webb Road if possible during work period to allow cars to enter and exit safely.

Tues 9/16 – Wed 9/17 from 7 a.m. – 5 p.m.  
Ericsson Road West – one lane access on Ericsson from Webb to Parkway entrance.  Webb closed. 
During this time:
  • No driving or parking on Webb or this (top) section of Ericsson (blue highlight on drawing). Please park your car on McKay, Russell, Thorne, or the east side of CJG.
  • Please do not schedule deliveries to Webb Rd. addresses.
  • Webb Rd. will be entirely closed for paving during the 7-5 time period. Some traffic will be able to pass on one side or the other of this section of Ericsson.

Thurs 9/18 – Fri 9/19 from 7 a.m. to 5:00 p.m. 
Both Cul-de-sacs on Froude Circle will be closed Thurs 9/18 – Fri 9/19 from 7 a.m. to 5:00 p.m.   
No parking or driving on the cul-de-sacs.

Most of Ericsson Rd. (West Side Only) CLOSED Fri 9/12 and Mon 9/15

CLOSED 
Fri 9/12 and Mon 9/15 

No Parking & No Driving from 7 a.m. to 5 p.m. 

The only way in and out of the West Side of CJG will be Webb Road to Ericsson.  Webb Road is narrow and usually is one-way – it will be two-way during this period.  Please drive slowly and with caution – visibility is limited.
Ericsson and Webb Residents – Please avoid parking on Webb during this period if possible to increase safety.  McKay, Thorne and Russell are available for parking.  

Parking in the Community House lot will not be permitted on Friday to allow curb to cure.  It will be allowed on Mon.

IMPORTANT PAVING SCHEDULE CHANGE: 9/10-9/11, McKay Circle

All of McKay Circle will be no parking on Wednesday September 10 – Thursday September 11 from 7 a.m. to 5 p.m. - both sides of the road - for stage 1 of paving.  McKay will be completely closed from 7 am – 5 pm those days.  You will not be able to drive in or out, or use your driveway.  Parking available on Thorne, Russell, and Ericsson on the west side. On Wednesday, parking on Webb is not permitted in front of 8 ½ and 10 Webb but allowed in other areas; on Thursday all of Webb is available.  Be careful of the high curbs to avoid damage to wheels.
