Site Plans and Specifications

The attachments below are final specifications and site plans (drawings) that were submitted to paving contractors in April 2014, for solicitation of bids for repaving our roads in Cabin John Gardens. To date we have secured funding (sold two rental houses) and had our roads analyzed for soil stabilization. The PDF document below (Specifications 4-8-14.pdf) contains the engineering specification for the soil stabilization and paving. The second PDF document describes the width of the new roads along with the locations of concrete curbing. Most of the Community will have a sloping 3" curb that is small enough to drive over (where there are parking pads) yet tall enough to effectively direct water to drainage inlets.

The Board contracted with the engineering firm T.L.B. Associates, Inc., for the analysis of our roads for soil stabilization and development of a specification for what would have to be done to each section of road-bed by the paving contractor. The engineering firm Site Solutions, Inc., then took this specification and developed it into a complete bid specification for the paving, which is linked to in the PDF document below (Specifications 4-8-14.pdf). Site Solutions, Inc. has completed the site plans of the proposed extents of our roads, the proposed configuration and location of concrete curbs to be installed, and plans for accommodating storm water runoff. The Board is working to develop a Frequently Asked Questions (FAQ) document, which will soon be posted to the web site and linked to from this page. Click here if you would like to submit your own question, which may be added to the FAQ document.

The intent of the drawings is to make our road widths more uniform in order to reduce the paving costs. In some places the road width is slightly decreased in order to accomplish the above constraint. Members are encouraged to examine closely the section of the drawing (Plans 4-8-14.pdf) where the road and adjoining curbs abut your Reserved Use Area, so that you understand how the proposed design may affect you.
